Old roof off. New Colorbond on.
Whether your roof is tired, leaking or battered by hail, we strip it back and replace it with a new Colorbond or Klip-Lok steel roof, built to last in Queensland conditions.
What is a roof replacement?
A roof replacement (or re-roof) means removing your existing roof covering completely and installing a brand-new one. It’s the right choice when a roof has reached the end of its life, when repairs keep failing, or when hail and storm damage is too widespread to patch.
Most of our roof replacements swap old concrete or terracotta tiles, or ageing galvanised and early Colorbond roofs, for new Colorbond steel.
Roof replacement services
Tile to Colorbond conversion
Concrete and terracotta tiles come off, the frame is checked, and new battens, sarking and Colorbond sheeting go on. It’s our most common job.
Metal-to-metal re-roofing
Rusted galvanised iron, old Zincalume or tired Colorbond is replaced with new Colorbond or Colorbond Ultra, including new ridge capping, flashings and fixings.
Asbestos roof replacement
Older fibro or asbestos-cement roofs are tested and removed by a licensed asbestos removalist before we install the new metal roof.
Insulation, sarking and gutter upgrades
A roof replacement is the best time to add roof blanket insulation and sarking, and to replace gutters and downpipes, all done in one job.
Signs it’s time to replace your roof
- Rust through sheets, around screws or along the lower edges
- Leaks that come back after repairs, or several leaks at once
- Cracked, porous or slipping tiles, and crumbling ridge pointing
- Widespread hail dents, cracks or lifted sheets after a storm
- Sagging rooflines or rotten battens
- An original roof that is 30 or more years old
Insurance re-roofs after hail damage
After a major hailstorm, insurers often approve a full roof replacement when damage is spread across the whole roof. We help you through the process:
- Free inspection with photos of all hail and storm damage
- A detailed report and itemised quote to lodge with your insurer
- Meeting the insurance assessor on site
- Completing the re-roof once the claim is approved
- Final photos and paperwork for your records
Tile to metal: why homeowners switch
- Lighter roof. Steel is much lighter than tiles, which takes load off the roof frame.
- Better in storms. No cracked or dislodged tiles after hail or high winds.
- Less maintenance. No re-bedding, re-pointing or broken tile replacement.
- Modern look. A clean Colorbond finish lifts the street appeal of older homes.
How much does a roof replacement cost in Brisbane?
Every roof is different, so we give a fixed written quote after a free inspection. The main things that affect the price are:
- Roof size and pitch. Larger and steeper roofs need more material, labour and safety equipment.
- What’s coming off. Tile and asbestos roofs take more work to remove than old metal.
- Profile and steel. Corrugated, Trimdek, Klip-Lok or standing seam, and standard Colorbond or Colorbond Ultra for coastal homes.
- Extras. New battens, sarking, insulation, gutters and downpipes.
- Access. Two-storey homes, steep blocks and tight sites can need scaffolding.
If the roof is storm-damaged, your insurer may cover some or all of the cost. See insurance roof replacement.
Our roof replacement process,
step by step.
Every Built Roofing re-roof follows the same proven process, so you know exactly what’s happening on your roof and when.
Inspection & fixed quote
We measure up, photograph the roof, check the frame and bring Colorbond colour samples. You get a fixed written quote, plus a damage report if it’s an insurance claim.
Booking & materials
Once you’re ready, we order your Colorbond sheets cut to length for your roof and lock in start dates, planned around the weather forecast.
Site set-up & safety
Edge protection or scaffold goes up, a skip bin is delivered, and gardens, paths and driveways are protected before work starts.
Strip the old roof
Old tiles or sheets, ridge capping and flashings come off in sections, so your home stays weather-tight. Older roofs that may contain asbestos are tested and removed by a licensed asbestos removalist first.
Frame check & battens
We inspect the trusses and rafters, then fit new battens to suit steel roofing and the wind rating for your area. Any frame issues are raised with you before we continue.
Sarking & insulation
New sarking and roof blanket insulation go down where required, to cut heat, control condensation and reduce rain noise.
New Colorbond roof
Corrugated or Klip-Lok sheets are fixed to the manufacturer’s specifications, followed by new ridge capping, flashings and valleys, and gutters and downpipes if included.
Clean-up & handover
Rubbish removed, magnetic sweep for screws and offcuts, and a final walk-through. You receive completion photos, warranty paperwork and any documents your insurer needs.

Roof replacement questions.
How long does a roof replacement take?
Most homes are re-roofed in a few days once materials arrive, depending on size, access and weather. We work in sections so the house stays weather-tight.
Do I need to move out during a re-roof?
No. Most families stay home. Expect noise during the day, and we keep the roof covered each night.
Is Colorbond better than tiles in Queensland?
For most homes, yes. Colorbond steel is much lighter, won't crack in hail, needs far less maintenance and comes in a wide range of colours. Tiles can last a long time too, but cracked tiles and failing pointing are common after storms.
What if my old roof contains asbestos?
Older roofs that may contain asbestos are tested first. If asbestos is present, it is removed by a licensed asbestos removalist before the new roof goes on.
Will insurance pay for a roof replacement?
If the roof was damaged by hail or a storm, your home insurance may cover repairs or a full replacement. It depends on your policy and the assessor. We provide the inspection, report and quote to support your claim.
